A multi-level mixed-use two-story office and residential project was created with the first floor consisting of apartments with 14-foot high ceilings, smooth concrete floors and landscaped patios. The upper floor encompassed creative offices with two-story volume, open floor plans, large mezzanines, operable windows and sliding patio-doors leading to landscaped courtyards.

The curved roof, exposed curved steel beams, the colored brandished-block façade, copper panels, copper awnings, architectural details and unique floor-plans provided an attractive and highly sought after project in the marketplace.

Remodeling of a two-story retail and office building in the heart of Westwood. This building was constructed in the 1950's and lacked many of the amenities of newer commercial buildings but presented many opportunities for enhancing its value. After upgrades and cosmetic enhancements, the ground-floor retail spaces were leased at market rates to retail shops and restaurant operators.

The upper floor that consisted of individual office suites and a center courtyard was updated with modern amenities, including telephone-activated entry-system, and sky lights. The roof-top outdoor media-sign's lease was re-negotiated to market rates. In a very short period, a “dated” building was transformed into an efficient income producing investment.
