through the cooperation of the City of Los Angeles Housing Department,
financial assistance from the Department of Housing and Urban
Development, institutional lenders and the entrepreneurial skills

A
120 unit planned apartment complex in the revitalizing Mid-Wilshire
section of Los Angeles. The proposed project consists of a mix
of one and two-bedrooms and single apartments on four floors designed
around a central landscaped courtyard. The fourth floor units
have lofts with access to private
roof-top patios.
These parcels were initially zoned for 60 units.
Through persistence, ingenuity, and cooperation with the City of
Los Angeles, the R-4 high density zone was increased to R-5 very
high density zone allowing for 120 apartments. Two levels of
parking is provided for 178 vehicles along with a community room
on the upper garage level-lobby-entry. The exterior facade provides
for classical architectural details and a time-less design.

SHERMAN
WAY APARTMENTS: Van Nuys, CA
|
A
seismic upgrading and re-modeling of an eleven unit apartment
building with central landscaped courtyard and large three bedroom
and two bedroom units. The apartments have many modern amenities
with upgraded plumbing, electrical, heating, air-conditioning,
appliances, alarms, double-pane windows, automatic telephone
activated entry-system and remote-activated garage gate. The
original building was built in the 1960s but sustained damage
during the January 1994 Northridge earthquake.
This
project was completed in August of 1995 and 100% occupied as of
December 1995. This project was financed by institutional
lenders in cooperation with the City of Los Angeles Housing Department
earthquake reconstruction loan program.
